Tom Rodgers

Director of Development

Tom is the Director of Development for the middle Carolina States.  In the planning phase of development, he is responsible for due diligence, entitlements, planning, design and construction budgets. In the construction phase, he is responsible for schedules, cost controls, and finishing single family lots.

Tom worked as a construction manager in the Twin Creeks Development in St. Johns County, Florida. Twin Creeks is a 3,000-acre mixed-use development with 1,000 single family lots, apartments, commercial and industrial uses. Twin Creeks was being developed as Beachwalk and Creekside.  As part of the development order, Twin Creeks Development built a 14-acre crystal lagoon, clubhouse with associated amenities, improved 1.2 miles of CR210 from two lane highway to six lane highway and upgraded offsite watermains. 

As Director of Development for the Currahee Club in Toccoa, Georgia.  He finished the construction of a wastewater treatment plant and associated sewer system, 1.2-million-dollar amenity center, and 2 phases of development.  He was also responsible for the operation and maintenance of the amenity center, 48,000 square foot clubhouse, as well as the sewer plant and associated sewer system.

Tom, a graduate of Mercer University, has been self-employed as consultant for 25 years.  He provided the following preconstruction services for many developers:  due diligence, entitlements, planning, design, construction budgets and construction bidding.  During the construction phase he performed infrastructure management, cost controls, schedules, and final inspections.
