HIC Land was founded by Stefan Hoyer in 2008. During the 2007-2008 economic downturn, Stefan began purchasing land with the goal of completing all needed entitlement and infrastructure development before selling the land to national home builders, including DR Horton, PulteGroup, and Standard Pacific Homes.
After beginning its operations in Florida, Stefan began to expand the HIC Land portfolio throughout the United States, with a particular focus in Tennessee, North Carolina, and South Carolina. We currently have over $90MM deployed into 3,293 designed lots across 9 in-process deals.
By establishing a successful relationship with D.R. Horton over almost a decade, we have become one of the primary land bankers for D.R. Horton in the southeastern United States. From 2011-2017, we closed 17 land deals across Florida and South Carolina, with an average IRR of 42.6% and an average MOIC of 1.9x. D.R. Horton was the exiting partner in 13 of the 17 deals, closing on 1,461 lots.
